This Policy explains how LeadScout Pro (“we,” “us”) collects, uses, and shares personal information. Contact: [email protected], 1500 N Grant St, Ste R, Denver, CO 80203.
This Policy covers: (a) our business customers (roofing/home-improvement contractors) and website visitors, and (b) individuals whose property or contact information appears in our lead data (“Property Individuals”), who are generally not our customers but whose information we process.
From customers/visitors: name, business name, email, phone, billing information (processed by our payment processor, Stripe), account credentials, and usage/analytics data (IP address, approximate location derived from IP, device, cookies).
About Property Individuals(compiled from third-party sources, not collected from the individual): property address and attributes, ownership and owner-occupancy indicators, assessed value, storm/weather exposure data, automated roof-condition assessments derived from aerial/satellite imagery and AI analysis, and, where applicable, name and telephone number obtained through third-party data providers (“skip tracing”).
We do not collect this data from the individual. We obtain it from third-party data providers and public records, including county/parcel record providers, NOAA storm data, aerial-imagery providers, and skip-trace data providers. We rely on these providers’ representations regarding their lawful right to license the data to us.
We use automated and AI methods to assess roof condition and rank leads; these are estimates, not determinations about any individual, and are not used to make legal or similarly significant decisions about Property Individuals.
We do not sell customer/visitor account data. We are currently evaluating whether providing Property-Individual data to our business customers constitutes a “sale” or “sharing” under state privacy laws such as California’s CCPA/CPRA, and will add the required disclosures and opt-out mechanism if so.
Depending on your jurisdiction, you may have rights to access, correct, delete, or opt out of the sale/sharing of your personal information, and to not be discriminated against for exercising these rights. Property Individuals may request access to or deletion of their information as described in Section 9.
We retain personal information only as long as needed for the purposes described or as required by law. Property-Individual data is periodically refreshed or removed as our underlying sources update; account data is retained for the life of the account plus a reasonable period thereafter.
We use cookies and similar technologies for functionality and analytics, including Google Analytics and PostHog.
We use reasonable administrative, technical, and physical safeguards, including access controls and database-level protections, to protect personal information. No method of transmission or storage is 100% secure.
The Service is for businesses and is not directed to children; we do not knowingly collect information from children under 13.
We may update this Policy; material changes will be posted with a new date and, where required, notice.
